Appraising is a profession, and appraisers are professionals. The rigors of becoming a licensed appraiser have become more difficult than ever before. That's why it goes without question these days that real estate appraisal can certainly be dubbed a profession rather than a trade. As with any profession we are bound by ethical considerations.

An appraiser's main responsibility is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. It's important to know that many elements pertaining to an assignment are to be discussed exclusively with the appraiser's client. As a homeowner, if you desire a copy of an appraisal report, you generally have to obtain it through your lender.

Other obligations include numerical accuracy depending on the assignment's nature, acquiring and sustaining an adequate level of competency and education, and naturally, the appraiser must bear a professional demeanor. There are also ethical standards that have nothing to do with clients and others. For example, appraisers must keep their work files for at least five years - something else Zink Appraisals Inc. takes very seriously.

We require the highest professional integrity possible from ourselves. Working on assignments based on contingency fees is never an option. That means we can't agree to do an appraisal report and collect payment on the contingency of the loan closing. Anyone should be able to see that fabricating a home's value to achieve what amounts to a bigger fee is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly defines unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can rest easy knowing we are working hard to objectively determine the home or property value.
